What we often forget, however, is that different people search for the same things, just differently.  Once you identify groups of potential clients, understand their behavior and why/how they need what you're offering, you can then create a specific marketing message that speaks directly to them. 

  • Think about your business. Who are your prospects? First-time home buyers, real estate investors, retirees, people looking for a second home? Do you specialize in a specific area or subdivision? Is there a specific area of expertise or special services you offer your clients?   • Understand your clients' needs. Once you've taken the time to understand the various market segments, you can then take it one step further. Think about what it is they are looking for when they conduct a search. A first-time home buyer would be local and may search for a specific subdivision. Someone from out of state looking for a vacation home may search more generally for area properties. You want to make sure to create an ad for each of those searches, so the right ad appears in front of the right person and speaks directly to their query.

Once you've done these two things, you will have successfully segmented your market and created ads that speak to each.
